Landlords and property owners must be aware of a law that has existed in Thailand for a while \u2013 yet remains mostly unknown \u2013 and that regulates the accommodation of foreigners in Thailand: the TM30.<\/p>\n
This law states that landlords must inform and register all foreigners (whether these are tenants or simply relatives\/friends) living in their properties within 24 hours from their arrival date by filling in the TM30 form.<\/p>\n
Failing to submit such form carries a fine of up to THB 2,000 for a house\/condominium owner and up to THB 10,000 for a hotel.<\/p>\n
The TM30 form can be downloaded here and submitted at the local Immigration office whether in person or via a Power of Attorney. The form may be submitted online and some condominiums juristic person would also submit the form on behalf of the property owners.<\/p>\n
Although it is the property owner\u2019s responsibility to submit the form, tenants are greatly advised to inform their landlord since they may have issues applying for visas if the report was not previously made.<\/p>\n
The registration is valid until the foreigner leaves the country. As soon as he\/she re-enters Thailand, even after a few days and residing in the same property, he\/she must be registered again.<\/p>\n","protected":false},"excerpt":{"rendered":"
